International Shanghai-based megastructure developer Greenland Group announces ambitious plans to imprint Toronto’s Theatre District with a marquee condo-hotel and Canada’s first theatre museum.
Breaking ground May 8th, plans for the historic Westinghouse site include a 122-key luxury boutique hotel, 44 and 48-storey residential high-rise towers, the revitalization of the highest heritage facade ever retained in Canada and the first theatre museum in the country.
Marking skylines with ultra high-rise developments and communities that enhance quality of life; the global Fortune 500 conglomerate is building four of the top ten tallest buildings in the world, with 23 ultra high-rise buildings currently built or in construction in its international portfolio.
Greenland recently announced plans to transition into a publicly traded company and will be China’s largest listing this year as part of its globalization strategy, which includes diversified holdings spanning residential and commercial real estate, energy, finance, technology and infrastructure.
Greenland Group (Canada) President, Henry Cao says, “2015 is an exciting and busy year for Greenland and we are pleased that this is the time we have chosen to break ground on our first project in Canada.”
New expansion markets for the group include large-scale sites in the United States, United Kingdom and Australia. In North America, monumental projects such as the Greenland Centre in LA and Brooklyn New York’s Pacific Park, a 4.9 billion dollar
residential project with eight acres of green space, are in development.
Recognizing Canada’s potential as a growing, highly stable market, King Blue by Greenland is the group’s first project in its strategic Canadian expansion.

Commited to fostering Canadian culture, plans for the site include the creation of a new 10,000 square-foot permanent home for Theatre Museum Canada, its mission to share and preserve Canada’s rich theatre legacy. The museum aims to become a new centerpiece for Toronto’s Theatre District a short block from the TIFF Bell Lightbox.

With a portfolio of over 70 luxury hotels globally, Greenland Group (Canada) is dedicated to making an economic contribution in every city they build. Market research indicating the need for more hotel rooms in Toronto’s core resulted in the decision to launch the first Primus hotel brand in Canada in support of the tourism economy.
Primus Toronto will feature 122 rooms with numerous oversized luxury suites and on-site conference facilities, a rooftop terrace with pool and lounge. The seven-storey luxury hotel will be fully owned and operated by Greenland Group (Canada) and will employ approximately 120 permanent staff.
B+H Architect’s internationally recognized hospitality design team, CHIL by B+H will execute designs for the hotel. Led by Principal Patrick Fejér, whose experience includes some of the world’s top hotels including the Four Seasons Hotel Gresham Palace in Budapest, luxury interiors will feature a progressive approach to design for the King West corridor focused on a one-of-a kind guest experience.
Soaring towers feature architecture and interiors from renowned Toronto based teams IBI Group Architects / Page + Steele, B+ H Architects and Munge Leung infusing luxury amenities and public spaces focused on community gathering and vertical living.
Designed to maximize entertainment space, modern units include studio, one, two and three bedroom units ranging from 300 – 1400 sf., all featuring views of the skyline and lake.
Alessandro Munge Principal, Munge Leung says, “With frontage on the city’s most dynamic street in the entertainment district, King Blue is designed as a social hub – a community within a community. Sales of King Blue by Greenland have been very positive since the October launch, with occupancy slated for 2018. The project will bring 910 new residential units ranging from $299,000 to $1,000,000 to the highly desirable and internationally recognized downtown address.
